How long does it take, on average, to build a new home?

There are many factors that can affect the timeline, including permit and zoning requirements, availability and delivery of materials, weather issues, changes to plans, and other unexpected circumstances. As a general guideline, our new home projects take approximately 12 to 14 months depending on the size and scope of work.

What is a general timeline for other renovations, additions, and outdoor living spaces?

Every project is unique, and timing will be determined by a variety of factors. During your initial consultation with our team, we can provide you with an estimated timeline for both the design (if needed) and construction stages. Regular updates will be provided as the project progresses.

As a general guideline, once designs have been finalized and approved:

  • Kitchen renovations average 6 to 12 weeks
  • Bathroom renovations average 4 to 8 weeks
  • Outdoor living areas often take 3 to 8 months
  • Home additions may take 6 to 12 months

Timeframes for the last two are especially affected by the scope of work and weather factors.

How much should I budget for my home remodeling?

A wide range of factors affect the budget for your home remodel, many of which are contingent on the decisions you make regarding materials, fixtures, appliances and the scope of the project. The most effective way to estimate your home renovation budget is to create a detailed list of the changes and improvements you want to complete and then determine a cost range for each, with the help of a professional design-build contractor. The actual costs will be impacted by the many choices you make regarding materials, fixtures, lighting, finishes and much more. There will likely be unexpected issues once the actual renovations begin, especially in older homes with outdated wiring, plumbing, etc. so always plan an extra allowance for these “unknowns”.

What Home Improvements Add The Most Value?

In general, making any improvements to your home should add to the overall value. However, there are certain situations where it may not – usually because the changes are so unique and specific to the homeowner that they may be unappealing to potential future buyers.

Overall, the following renovations can add a significant amount of aesthetic, functional, and financial value to your home:

  • Any additions that add physical square footage to the home
  • Kitchen remodels with new fixtures, cabinetry, and countertops using high-quality materials and spacious layouts, and the addition of high-end, energy efficient appliances
  • Bathroom renovations with new fixtures, tiling, lighting, separate shower/tub and upgraded aesthetics
  • Renovations that create a more open floor plan layout
  • Exterior remodels and enhanced landscaping that improve curb appeal
  • Outdoor patios and decks that extend the indoor/outdoor entertaining and living space
  • Upgrades that increase energy efficiency and/or reduce maintenance requirements
  • Newly installed hardwood floors or refinishing of existing hardwood flooring

Potential renovations that may have a negative impact on home value include the elimination of a bedroom or bathroom. Homeowners may choose to combine two bedrooms to make one larger master bedroom, or to eliminate a half-bath in order to extend another space. While these may be appealing to the current owner, the loss of a bedroom or bathroom is likely to have a negative impact on resale value, particularly in smaller homes. Our team can help you understand the pros and cons of any remodeling plans you are considering and provide guidance on all the options to achieve your dream home.

Will the remodel work make a mess?

The Norlyn Builds team makes every effort to ensure homeowners can comfortably continue living in the home while we are working. During renovation projects, we use tarps, dropclothes, plastic dividers and other tools to contain the dust/debris and protect your property. Our team strives to keep clutter to a minimum and clean up any residue as soon as possible.

However, every renovation will naturally create a certain level of “mess,” especially for extensive renovations that involve demolition and can generate excessive dust, noise, or unpleasant odors from paint and other materials.

We have a responsible cleanup procedure that we will review with you during initial planning, including equipment we may use to isolate work areas, move materials around, and keep the area tidy.

Do I need insurance or does Norlyn have it?

The answer to both is Yes – Norlyn Builds does have insurance, but often your insurance will also play a role. While it varies depending on the scale of your renovations and your specific insurance provider, you may need to let your insurance company know that you are doing renovations. Even when it is not required, it is still in your best interest to inform your insurance provider. This could allow your insurance provider to cover things like new appliances or adjust your coverage to adequately compensate for increased square footage or additional property value so that you have appropriate coverage for any future issues.

Norlyn Builds and our contractors also have liability, Workers’ Compensation, and property insurance.

What warranties do you offer?

New home builds come with a comprehensive warranty covering a variety of elements including structural integrity, materials, and workmanship, providing you peace of mind for years to come.

Our coverage for new builds includes:

  • Structural defects: usually 10 years
  • Major systems (HVAC, plumbing, electrical): usually 2–5 years
  • Cosmetic items: usually 1 year

Some warranties have exclusions or limitations. Custom-built homes may come with additional warranties.

For remodels and renovations, there may be a variety of warranties from both Norlyn and specific manufacturers of appliances, fixtures, and building materials. Details of the relevant warranties will be provided as part of the final project scope, and will be dependent on materials used.

Are separate manufacturer warranties provided?

Roofing, siding, windows, flooring, appliances, and HVAC systems often have individual manufacturer warranties. We will provide you with the information needed for all individual manufacturer warranties that apply to materials and appliances used in your project.

What is the Price of Commercial Construction Per Square Foot?

Unfortunately, the cost of services and materials in commercial construction are always changing, driven by supply-demand issues, exchange rates, tariffs and other factors. Certain industries also typically have higher cost per square foot rates due to specific construction requirements, for example Healthcare and Medical facilities.

The final cost is determined by the unique needs of your project and market prices at the time that materials are purchased. There are several elements that must be determined to create an accurate bid for your construction project.

Some of the elements include:

  • Site Location
  • Type of Building
  • Specific Requirements for your Business
  • Supply-Demand
  • Economy/Tariffs
  • Design Choices

The current (2025) average cost is $240-$870 per sq ft.

As reference, here are some general costs for certain types of building:

  • Warehouses/Industrial: $100 to $250 per sq ft (size, climate control are factors)
  • Office Buildings: $300-$600+ per sq ft (high-rise buildings $1000+)
  • Hospitality: $300 -$1200 per sq ft
  • Retail Spaces: $370-$880 pr sq ft
  • Healthcare Facilities: $470- $1810 per sq ft
